Applications will OPEN soon for Phase 4 of Royal Oaks! This limited-time lottery opportunity is available to ALL households in Jackson County earning at or below 80% Area Median Income (AMI), with priority given to households with a verified loss from the Almeda or Obenchain fires. This has been a meaningful collaboration between ACCESS and The Housing Authority of Jackson County.
This application is open to ALL households in Jackson County earning at or below 80% Area Median Income (AMI). Check the AMI Income Limits below to check your qualification. Please note: Priority will be given to households with a verified loss from the Almeda or Obenchain fires.
Jackson County 80% AMI Income Limits:
1 Person: $54,950
2 People: $62,800
3 People: $70,650
4 People: $78,500
5 People: $84,800
There are some requirements for applicants, which will help set homeowners up for success. Applicants will complete a required online homeownership course, and they will meet with a Certified HUD Homeownership Counselor at ACCESS. Selected applicants must move into Royal Oaks by August 31, 2026.
Estimated monthly costs include:
- Property taxes
- $700 space rent
- Homeowners insurance
- Some utilities (some utilities are included.)
